Open D8 and choose Continue as guest to look around without an account.

Sign in with Google, Apple or email. If you are new, choose whether you are looking for a home or listing property, then enter your legal name to create the account.

You can browse after creating an account. Verify your email before messaging, requesting a tour or rent, listing property, or setting up payments.

Guest browsing is view-only.You can browse listings and open property or landlord details. Chat and Profile show a sign-in option, and account actions remain unavailable until you sign in.
Keep your details accurate.Names are limited from being changed too often because they also appear on important property and transaction records.

Find the right property
Browse and narrow the results

Open Home and use the category tabs to choose the kind of property you want.

Choose Lagos or Ibadan, then use search and filters to narrow results by price, bedrooms, size and location.

Scroll to load more matching properties. Pull down to refresh when you want a newly ranked selection.
Use Near You
Allow location access when the app asks. Home shows a small selection of nearby properties; tap See more to open the full Near You screen, where closer properties appear first within the available distance.
Your current location stays private.It is used to work out which listings are near you. D8 does not save it or show it to other users.
Understand the card price
Rent covers the rental period shown on the listing. Rental cards show that rent plus listed recurring fees. Browse does not show a separate total move-in line. On Toured Properties cards, TM-i means Total move-in. The full price breakdown shows the rent due, listed fees and separate D8 charge. Open the property before deciding what you will pay.
For multi-unit listings with different prices, From shows the lowest available unit amount. Select a unit in the details for its exact price. Saved Homes and On the market use the same compact summary.
Review a property properly
- Check every photo, the description, base rent, total move-in cost, listed fees and availability.
- For a multi-unit property, select the exact unit you want before continuing.
- Use the Google map preview to check the saved property location or open it in a map app.
- Save a property to revisit it from Profile → Saved Homes.
- Use Share to send the public property link to someone else.
Sign in before using Save, Share, tour, contact, report or rent actions.
Arrange a property tour
Request and agree a date

Open the property and select a unit when required.

Tap Request Tour. The landlord receives the request.

Use chat to review a proposed date or suggest another suitable time.

Once the tour is confirmed, the landlord can open the code for your booking. After visiting, ask for your four-digit code and enter it from Reminders or the property page.

The code works from the scheduled time and expires 24 hours later. You have five attempts; rescheduling does not reset them. Use the updated booking code after a reschedule. Recording a rental visit unlocks the request-to-rent action; it does not verify ownership or authorise payment.
You can cancel a pending tour request, but a short wait may apply before you request another tour for the same property.
Landlord tour controls
Open a tour notification to set a date, propose a time, decline the request, cancel a scheduled tour or continue the discussion in chat.
Use the tour safety guide
Review the safety guide before each tour. If you select Do not remind me again, it applies only to that reminder. A different tour can show the guide again.
Request to rent

Complete the property tour, then return to the listing and tap Request to Rent.

Review the selected unit, price, fees and lease agreement carefully.

Enter the same legal name saved in your profile, confirm your agreement and send the request.

Wait for the landlord to review it. You will receive an update when it is accepted or declined.
Contact a seller
Open the sale advert and complete a tour. Tap Contact to reveal the email, phone and D8 message icons above the button. D8 connects you with the advertiser but does not receive purchase money, hold escrow, transfer title or verify property documents.
Rent requests for multi-unit properties
You can have only one unresolved rent request within the same multi-unit property. You can still request a different property.
Cancel a pending request
Open the property or Transactions and use Cancel Request before the landlord accepts. Read the confirmation first: a short wait may apply before you can request that property again.

Pay an accepted rent request

Open Transactions and select the accepted request.

Check the property, unit, landlord-listed fees, the D8 charge of ₦5,000, total amount and payment deadline.

Tap Review & Pay, review the landlord-signed lease and add your signature before continuing to payment.

New approvals give you one hour to review, sign and pay. Transfer the exact amount before the expiry shown; generating payment details does not restart the window.

Return to Transactions to follow verification and open the completed receipt.
Never pay rent from details sent privately.Use only the payment instructions generated for your accepted D8 rent transaction. D8 does not collect property purchase money.
The D8 charge is shown separately from the landlord's rent and listed fees.
If the payment window has expired
Do not transfer to expired payment details. Ask the landlord to extend the payment time. The landlord can extend it by 15 minutes, 30 minutes or one hour, or cancel the accepted request when appropriate. Use newly generated payment details after an extension. If you already transferred the money, tap Check Payment and do not pay again.
If payment is under review
Do not pay again. Keep your transfer reference and contact D8 Support if the status remains unresolved.
If landlord settlement is pending
A confirmed tenant payment and the landlord's bank settlement are tracked separately. Landlords may briefly see Settlement pending after payment is confirmed. The notice disappears when settlement completes; the tenant should not pay again.
Receipts do not change later
A completed receipt keeps the names, property, unit, price, fees and lease details recorded at payment. Later changes to a profile or listing do not rewrite that record.
Share a receipt or raise a dispute
Open a completed transaction. Use Share Receipt to create a PDF, or Dispute to report a problem with that transaction.
Leases and your homes
Review and keep the lease
The lease shown during a rental request uses the selected property and unit details. The landlord draws a signature before accepting, then the tenant reviews and draws a signature before payment. Once signed, the terms, details and signatures are kept with the transaction and are not changed by later profile or listing edits.
Compare the current and next lease
Open Lease from the rental to read your signed agreement. If the landlord has saved different terms for your next renewal, you can switch between Current lease and Next renewal. The next lease is unsigned and applies only after the renewal is signed and paid.
Open My Homes
Go to Profile → My Homes to see your active and expired rentals. Eligible rentals can be renewed, and completed stays may allow an honest review.
Request a renewal

Open My Homes and select the rental.

List and manage property
Set up your payment account
Before publishing a rental, open Profile → Manage Profile → Payment Settings, choose your bank and enter the account number. The bank-account name must contain the saved legal name, even if the bank reorders the names or includes an additional name.
Publish a rental

Tap the + button on Home, or open My Properties → Add New Property.

Choose rent, then add a clear title, description, property type, price and all applicable fees.

Add a clear cover photo and up to five gallery photos.

Enter the full address and select a relevant search result. If you are at the property, use the location arrow to save its coordinates.

Review the lease terms and edit them to match the property.

Review everything, then tap Publish Listing.
If coordinates are still unavailableThe app can keep the listing as a draft so you can return when your phone has found a reliable location.
Publish a sale advert

Sale advertising is an optional Premium feature and is not part of D8 rent payments.

Open Settings → Sell with D8 when Premium subscriptions become available.

Check before buyingD8 does not verify property ownership, authority to sell, title or document validity. Complete independent legal and document checks.
List a multi-unit property
Turn on the multi-unit option and add up to five unit types separately. Include each unit's quantity, price, bedrooms, bathrooms, size, fees and photos where applicable. The selected unit’s details are used in its request, lease and transaction.
Use your own lease terms
Write or paste your terms in the lease section. D8 places the relevant property or unit summary and signature record with the agreement.
Accept a request

Open Transactions and select the tenant’s request.

Review the tenant, property or unit, amount, fees and lease.

Draw your signature, complete the confirmation and tap Accept.

The tenant can now continue to payment. D8 updates the transaction after payment is confirmed.
Manage your properties
On the market contains available rentals and sale adverts. Its three-dot menu has Stats, Edit and Delete. Rented contains occupied rentals; its menu has Lease, Price and Notice. Stats require Premium.
Set the next rent for an occupied property
Open My Properties → Rented, tap the three-dot menu and choose Price. Rent and recurring-charge changes apply from renewal. Changing the duration affects every unit in the property, but does not convert any unit's amount. Change a unit's price manually when needed.
Edit the next renewal lease
Open Lease and tap Edit. After you save different terms, Next renewal appears beside the current lease. On a multi-unit property, the update applies to every unit type. Current signed leases do not change.
Edit an occupied property
Physical details used by the tenancy stay locked. New rent, charges, duration and lease terms apply from renewal. Changing the listing to a sale advert requires Premium and does not end the tenancy or alter its signed lease.
Delete a property
D8 asks why you are deleting it and how we can help before confirmation. Deletion removes the listing from your property list but does not erase protected transaction, receipt or agreement records.
Create a notice draft
Choose the notice type, replace every prompt shown in brackets, review the draft and use Print Draft. Confirm the lawful service method for your tenancy and location before relying on the notice.
Review confirmed earnings
Open Profile → Financial Summary to see confirmed earnings across the available time periods. Use the document button in the header to create and share a statement PDF for the selected period.
Messages, notifications and reminders
Use chat for the conversation
Open Chat to speak directly, discuss a tour and keep useful property conversations in one place. D8 Support appears as D8 with a verified mark.
Use notifications for updates
Notifications can take you to the relevant request, tour, payment or property update. A tour reminder opens the current booking details. Tap Before you visit for the safety checklist. Cancelled and completed tours no longer receive visit reminders.
Choose which alerts you receive
Open Settings → Push Notifications to manage the alert preferences currently available in the app.
Account, settings and security
Update your profile
Open Profile → Manage Profile to add, change or remove your photo and update your bio or contact details. Nigeria is currently the supported country code. If a name change is unavailable, the screen will show when you can try again.
Change or reset your password
Open Profile → Settings → Password & Security → Change Password. Password accounts must enter the current password; passwordless accounts can create one. Five incorrect attempts lock the account. Contact D8 Support; after review, D8 emails you when it is unlocked. If you cannot sign in, use Forgot Password?.
Change your email
Open Settings → Password & Security → Change Email. Confirm the request from both your current and new addresses. After the change completes, use the new address to sign in; the old address is released from the account.
Check signed-in devices
Open Settings → Password & Security → Active Sessions. Remove any session or device you do not recognise, then change your password.
Delete your account
Open Settings → Password & Security → Delete Account. Review active listings, rentals and transactions first. If you subscribed through an app store, cancel the subscription there as well.
Manage Premium
D8 Premium is being prepared with performance stats and sale-advertising tools. Monthly, quarterly and bi-annual choices can be reviewed in the app, but Subscribe & Pay stays unavailable until Premium launches.
Safety, reports and support
Report a listing or user
Use the report action on the relevant property or tour reminder. Choose the closest reason and explain the concern clearly. Do not include unrelated personal information.
Report a transaction problem

Open the completed transaction and tap Dispute.

Explain what happened and add useful, unaltered evidence when requested.

Follow the case from Help & Support → Open Tickets.
Reports are private.The other person is not notified simply because you submitted a transaction dispute. Each person can report their own concern separately.
Contact D8 Support
Open Home menu → Help & Support and tap Contact Support to start a direct chat. For an existing case, include the property or transaction details so the team can find the right record quickly.

Troubleshooting
Near You cannot find your location
Turn on your phone’s location, allow D8 access and tap Retry. Your phone may need a short moment to obtain a location after location services have been off.
The app says your connection is unavailable
Check mobile data or Wi-Fi and leave the app open. D8 will try again when the connection returns. If the page already contains information, it remains visible while you are offline.
A list has not updated
Pull down once to refresh. Avoid repeating the action while the first refresh is still running. If the issue continues after your connection is stable, contact support with the name of the screen and what you expected to see.
A payment does not appear
Do not pay again. Keep the transfer reference, reopen the transaction and allow time for the status to update. Contact D8 Support if it remains unchanged.
Premium is missing after payment
Confirm you are signed into the correct store account, then use Restore purchases. If access is still missing, contact D8 Support with the store receipt.
Frequently asked questions
How do I pay after a rent request is accepted?
You have 1 hour from approval to review, sign and pay. Open Transactions and tap Review & Pay. Use the generated payment details and transfer the exact amount before the expiry shown. Creating an account does not restart the payment window.
What happens when the rent payment window expires?
Do not use expired details. Ask the landlord to extend the window. If you already sent the money, tap Check Payment and do not pay again.
What if I pay more than the amount shown?
If the provider accepts the overpayment, your rent can be confirmed. The landlord receives only the agreed rent and listed fees. D8 records the excess for manual refund review. Contact D8 Support with your transfer reference. If the provider rejected the transfer, check with your bank.
Can I pay in two transfers?
Send the exact amount in one transfer. Smaller transfers may be rejected. If accepted, rent is confirmed only when the provider reports the full amount against the same payment reference. Do not send the full amount again after a partial payment; contact D8 Support first.
What if I pay twice or use expired details?
Do not send another payment. Keep both transfer references and contact D8 Support. We check the provider records before resolving a duplicate or late transfer. A second payment does not create another tenancy.
Can I extend an expired rent payment window?
Yes. After the window expires, the landlord can extend it by 15 minutes, 30 minutes or 1 hour, or cancel the unresolved request. Use newly generated payment details after an extension.
Can I use my own lease terms?
Yes. Write your own terms or start with the Lagos or Oyo template for your property. Edit it to match your agreement and review every clause before publishing. The lease is between landlord and tenant; D8 charges are shown separately at checkout.
When do I review and sign the lease?
The landlord reviews and signs before accepting the rent request. After acceptance, tap Review & Pay to read the lease and see the landlord’s signature before adding yours. The payment countdown appears at the top of the transaction card for both tenant and landlord. Your signing name must match the legal name saved in your profile. Check the property, unit, price, fees and full lease before signing. Draw with one finger, use Undo or Reset to correct it, then confirm your signature.
Can I cancel a rent request?
While your request is pending, open Transactions and tap the × beside the agreement document icon, then confirm cancellation. You can also cancel from the property details screen. A waiting period may apply before you can request the same property again.
Where can I view transaction history?
Open Transactions. In the All view, pending requests, awaiting-payment transactions and payments under review appear above completed history, including older requests. Date filters still apply. Tenants can tap the document icon to read the agreement while waiting for a response. Each completed rent transaction keeps its receipt and signed lease record.
What does Personalise from searches do?
This helps D8 show homes that match your searches. It remembers preferences such as location, budget and bedrooms, not the exact words you typed. It is on by default. To turn it off and clear these preferences, go to Profile > Settings > Properties Settings, switch off Personalise from searches and tap Save. Other property preferences still apply.
Why is the total move-in cost higher than the rent?
Rent covers the rental period shown on the listing. Rental cards show that rent plus listed recurring fees. One-time fees and the separate D8 charge are not included in that card amount. On Toured Properties cards, TM-i means Total move-in: the rent due, listed fees and applicable D8 charge. Open the property and Price Breakdown to review the full amount before requesting or paying.
What does From mean beside a property price?
From shows the lowest available unit price when unit prices differ. For rentals, that amount includes listed recurring fees. Select your exact unit in the property details to see its price and full breakdown.
How does the tour code work?
Tours use a four-digit code for your booking. After seeing the property, ask the landlord for your code and enter it from Reminders or the property page. It works from the scheduled time until 24 hours later. If you reschedule, use the code shown for the updated booking. You have five attempts; rescheduling does not reset them. The code records your visit, not a payment or proof of ownership.
Where does a landlord find a visitor’s tour code?
Open Reminders, select the scheduled tour and the relevant visitor, then use the code action. Give each visitor the code for their booking only after the visit. Landlord reminders group visitors by property and tour time.
Where do I see tour updates?
Find tour updates in Notifications and Reminders. Confirmations show the property, date, time and who you are meeting.
When will I receive tour reminders?
Confirmed tours can receive a reminder the day before and within three hours of the visit. If you confirm or reschedule after a reminder is due, the confirmation replaces that reminder. Cancelled or completed tours stop receiving visit reminders. Delivery also depends on your settings and connection.
What does the number beside Reminders mean?
It counts the tour and rent reminder items available in Reminders. Landlord visitors grouped into one tour count as one item. The count refreshes when you open Profile and displays 99+ above 99. It is not an unread-notification count.
What does Record your visit mean?
It asks the tenant to enter the booking code after visiting. D8 may send one reminder from two hours after the scheduled time while the code is still usable, up to 24 hours after the tour. Once entered correctly, the tenant receives Visit recorded. Open the tour details and choose Continue to rent to review the selected rental and request it. Sale tours instead offer View property & contact seller. D8 checks availability before opening the property. If the unit you toured is unavailable but another unit in the same property is available, you can still open the property and explore its available units. If the whole property is unavailable, you cannot continue from that tour. Your recorded visit remains saved. Landlords can check the booking status without receiving a separate completion alert for each visitor.
Why can I see an update in D8 but hear no phone alert?
While D8 is open, new updates use the in-app popup instead of a phone alert. When D8 is in the background, check your connection, D8 alert preferences under Settings > Push Notifications, and Phone notification settings on that screen. Allow banners and sound, and check Do Not Disturb or battery restrictions. Opening the app can refresh registration. Push delivery may be delayed or unavailable even when the update is visible in D8.
What can I see on a landlord profile?
You can view the introduction, available properties and written reviews. The profile does not show a rating score, deals-closed total or response-time score. Signed-in users can use the available follow and listing-alert controls.
How often will D8 remind me after rent expires?
The default is weekly for both the landlord and tenant until the rent is renewed or the property is relisted. Open Profile > Settings > Push Notifications > Reminders > Rent expiry reminders to choose daily, weekly or monthly, or turn rent expiry reminders off.
Does account deletion remove every record?
No. Your public profile is removed or anonymised, but D8 may retain payment, receipt, signed lease, dispute, safety and audit records where needed for other users, legal duties or claims.
